Electrical, plumbing, the water heater, air conditioning and its air handler, windows and sliding doors, balconies accessible from the unit, appliances, and signs of moisture or leaks from neighboring units. In townhomes we also look at the roof, attic and exterior components that belong to the unit.
Common elements such as the building structure, shared roof and amenities are maintained by the association. We note visible concerns we see along the way and tell you which questions to ask the association.
South Florida condos are often in older buildings exposed to salt air. Knowing the condition of the unit's own systems helps you budget for repairs and negotiate with confidence.
