“We had an excellent experience with Eric and his crew. We’re preparing for retirement and wanted a 'no-surprises' inspection of our house to identify any future projects. The team was incredibly professional and did a great job of explaining the process as they went. Beyond just finding concerns, they recommended specific improvements that will really help us out long-term. Very happy with the service!”

“We couldn't have asked for a better home inspection experience. From start to finish, the inspection was incredibly thorough, professional, and informative. The attention to detail was outstanding. Every issue—big or small—was carefully documented and clearly explained, and all of our questions were answered with patience and honesty. We never felt rushed and left the inspection with a much better understanding of the home's condition, what needed immediate attention, and what was simply routine maintenance. If you're looking for a home inspector, I cannot recommend Eric enough!”

“Eric was top notch! Professional, efficient and very knowledgeable. His report contained very important details that are easy to understand and are helping me resolve an issue with the HOA. I have had more than a few home inspections in the past and frankly felt like they were a waste of time and money; only referring me to contractors. Eric found real issues and gave real direction on how to address the issues. He has restored my faith in Home Inspections.”

“One of the best home inspectors I have worked with. Punctual, professional, detailed, and informative. I will be using and recommending American Building Inspectors once that moment arrives.”

“While on vacation and with ZERO intent of purchasing a second home / vacation home, we placed an offer and went under agreement very quickly. Because we live well out of state, we were in a bind to conduct a home inspection while still in Florida. We found Eric through a mutual acquaintance and I very grateful that we did. He was able to fit our condo inspection in and met us in person. We watched him work and he was extremely through, friendly and professional. He wasn't afraid to go up on the 4 story rooftop to inspect our AC unit and wrote a very comprehensive, easy to understand report, and with many pics. Before leaving, he gave us a verbal report and things to watch for, but left us with full confidence that our purchase was a good one. Eric is a veteran and former fire fighter and I am happy to support those who served us and our country. Highly recommend and saved his contact information for future inspections when a friend is in need.”

“Eric was very prompt and performed a thorough inspection and I would definitely recommend.”

“Eric was so polite. I actually called him with questions and he gave me great advice”

Our inspector Zach was friendly and thorough. He kept in touch with us throughout the creation of the report and made himself available for questions afterwards. Would highly recommend!”

“After doing a very thorough and complete inspection, Eric takes time to explain every aspect of the inspection process and what he's found. He has a network of equally trustworthy companies to refer to for more specialized areas (sewer, termite, etc). We were very impressed with Eric's expertise and professionalism, and would not hesitate using him again!”

“Highly recommend!! I worked with Eric for a Home Inspection for a home I am purchasing. Eric was easy to work with for scheduling the inspection quickly and early in the inspection period for my contract. On the day of Inspection, I arrived at the scheduled time and Eric had been there and was almost complete with the exterior of the home. We went over his findings and pictures he had taken up to that point and then continued on with the interior. He also brought in a plumber and pest control specialist to assist in the inspection who both explained to me their findings and recommendations. I received the final Inspection report later that evening which was very detailed and I was able to use that to get a credit towards closing costs! Eric has remained available to answer questions I had about the Inspection report, which had all of the recommendations for property improvements I will make upon closing on the home. Overall, American Building Inspectors is very easy to work with and a great company to trust with your Inspection needs!”

“The ease of setting up the appointment and paying for the service was great. Eric was on time and did a very thorough job. “Eric is amazing! His attention to detail from our initial conversation to the final report exceeded my expectations. Would recommend him for all your inspector needs. He made me feel like family and definitely conducted my inspection with my best interest in mind.”

“Eric did a professional job and went above and beyond to be sure I was satisfied with his services. I have had other inspections for many other homes but Eric’s comprehensive report made my closing process so much easier to achieve. He saved me thousands in costs by his detailed report. Will definitely use his services again.”

“Eric and his team are amazing. From the first phone call Eric took the time to explain the process and my options. I was given a menu of available services and advised on what I should and shouldn’t do based on his professional opinion. Never once was I forced to do something I didn’t, and I opted to be thorough. From the roof to the seawall no stone was left unturned. Eric’s team was efficient, they all tackled their areas of expertise with agility and momentum and the house was inspected thoroughly. Upon receiving Eric’s report, I knew I made no mistake. I am still working with Eric on getting some work done with his trusted mates after closing on the house. You won’t regret your decision if you hire these guys.”

“Excellent company and employee. Eric Angerstein, was my inspector and he did a phenomenal job. During the inspection he called us over to make us aware of things that needed fixing it replacing. He was very thorough and didn’t miss a thing. At the end he gave us a detailed report and went through every issue step by step. He even gave us no ey saving tips on some of the repairs. Thank you Eric…”

“I went with Eric based on a few reviews I’d read on Nextdoor and I was happy to receive the same great service. He scheduled me in right away when I initially called and was courteous enough to reschedule that day of the inspection when I had to attend to an emergency. Inspection day was efficient and thorough, Eric explained a few things to me around my house and answered all my questions. He even helped me connect with other homeowner professionals to help with my insurance cost. I highly recommend American Building Inspectors for any building inspections. Thanks again!”

“Eric was prompt and professional. I’m definitely satisfied. Eric took the time to perform a thorough, in-depth and detailed inspection, as if Spain and Germany were about to invade… he was definitely on top of things. The inspection and wind mitigation reports were delivered as promised.”

“Eric came referred to me by my real estate agent and was wonderful throughout the home buying process. As I purchased a new construction home and was moving from Los Angeles to West Palm Beach, it was difficult to know for myself what type of condition the home was in. Eric and his team really made sure to look out for me and represent my interests, especially with the never-ending difficulties that the builder presented and their persistent refusal to comply with my/Eric’s requests. With the actual inspection, Eric and team were so pleasant and were super thorough in trying to uncover any and every potential issue and really made sure that I knew everything I needed to in order to obligate the builder to address. They really made me feel confident in knowing what to know to go after in terms of repairs. Even if busy, Eric would always be there to tend to my requests and queries. If I ever purchase another home in South Florida, I would hire him and his team in a heartbeat! I highly recommend him to anyone in the area looking to purchase a home and have him as the inspector!”

Eric explained everything he was doing and noted any deficiencies and estimated repair costs on his report. He answered all of my questions and concerns to my satisfaction. His report allowed me to work with my Realtor to negotiate a fair price on my condo. I would highly recommend Eric for all your inspection needs.”

“Super responsive, always willing to answer questions, always professional when I've asked questions post report, and most importantly - knowledgeable and nice! A really good company.”

“Eric is an amazing inspector. If you need someone to immaculately and accurately deliver incredibly detailed report, Eric and Dale are your guys. I can’t tell you how many times they saved a buyer numerous expenses. And being present at both sides of the inspections, I’m in awe how much I expect other inspectors to do because of Eric, and they always fall short in my expectations compared to Eric and Dale. They are always my number one recommendation! Professional, accommodating, fast, accurate, always follow up and follow through.”

“Eric is an amazing inspector, we hired him to inspect a property we were buying, since my realtor have used him for some of her deals, although the property was only 5 year old, he did an outstanding job in finding even little things that a regular person will never identify. He is so good that when we sold our house the buyers also used him to inspect my old house. Therefore, we had a great experience with him as buyers and sellers. He is very thorough but NOT an alarmist at all. He is professional, friendly and take the time to explain his findings. I strongly recommend him for any home inspections needs.”

“Super thorough report with very detailed explanations and photos allowed for me to successfully negotiate with the seller on appropriate issues to get reduction in costs and also repairs to be done. It pays to a) be prepared with this report when negotiating, and b) have this detailed report to keep in our archives for when we need to refer back to photos and information (especially in hard to reach places like the attics and crawl spaces). This is our third inspection with this company and we highly recommend! Plus.. it’s Veteran owned!”

“Eric conducted the inspection for the potential buyer of my condominium apartment. His report was quite detailed, photo specific and outstandingly professional. As a result, I then hired him to inspect a condo I was planning to purchase. “(4th time using this company and my previous review only further supported by their amazing professionalism) If I could give Eric 1000 stars I would. This is the 4th time using his firm and he has always been professional, thorough, and prompt. Most importantly his reports include things most would miss. This time he picked up on the fact that a HVAV installer installed an air-handler that had been manufactured in 2015 (it was installed in my house in 2020). So now the HVAC contractor is replacing the unit with a new 2021 model no charge. Had Eric not discovered this we may have had very expensive warranty issues down the road. Don't even think of calling anyone else - use these guys!!”

“Eric was excellent from our first interaction with him to the last! He is courteous, reassuring, painstaking and professional. As promised he sent his report in a timely fashion. It was detailed and also listed the cost of correcting the problems in the condominium. I highly recommend him!”

“I cannot recommend American Building Inspectors and owner Eric Angerstein highly enough. I have used Eric to inspect two of my properties, and after multiple experiences with him, I can confidently say that he is one of those professionals you keep in your contacts and recommend without hesitation. Most recently, I hired Eric to perform a comprehensive inspection of our new Pulte home prior to our one-year warranty walkthrough. Even though the home was relatively new, I wanted an independent professional to go through it thoroughly before the builder's warranty period ended—and I am extremely glad I called Eric. From start to finish, Eric was fantastic. He is punctual, responsive, communicative, professional, and incredibly thorough. He doesn't simply walk through a home checking boxes. He takes the time to really inspect the property, identify items that most homeowners would never notice, and explain what he is seeing and why it matters. During the inspection, Eric personally pointed out his findings to me and took the time to explain them in a way that was easy to understand. That alone was extremely valuable. Rather than just receiving a report later and trying to decipher it myself, I had the opportunity to see many of the issues firsthand and understand exactly what needed to be brought to Pulte's attention. The inspection report itself was equally impressive. Within just a couple of days, I received a very detailed, professionally organized electronic report documenting his findings with photographs and video. Everything was clearly laid out and easy to follow, which made it incredibly useful when preparing for our one-year walkthrough with the builder. Instead of trying to remember everything or explain issues from memory, I had detailed documentation showing exactly what Eric had identified. What I appreciate most about Eric is the confidence I have in his work. He is meticulous without being alarmist. He points out the issues, explains their significance, documents them thoroughly, and gives you the information you need to make informed decisions about your property. There is a tremendous difference between someone simply completing an inspection and someone who genuinely takes pride in doing the job correctly—Eric is absolutely the latter. Having now used American Building Inspectors on two different properties, I wouldn't consider using anyone else. Whether you're purchasing a home, having an existing property inspected, or approaching the end of your new-construction warranty period, having someone like Eric independently evaluate the property is money very well spent. Five stars without hesitation. Eric is knowledgeable, dependable, extremely detailed, and genuinely cares about doing a thorough job for his clients. If you need a home inspector in South Florida, American Building Inspectors should be your first call.”
