The terms for using this website and booking an inspection with American Building Inspectors.

1. Using This Website

This website is run by American Building Inspectors, LLC. The information on it is general information about our services and about homes in South Florida. It is not an inspection of your property and should not be relied on as one.

2. Your Inspection Agreement Comes First

Every inspection is performed under a written inspection agreement that you review and sign before the inspection. That agreement sets out the scope, fee, limitations and other terms of your inspection. If anything on this website differs from your agreement, the agreement applies.

3. What an Inspection Is

A home or commercial inspection is a visual, non-invasive evaluation of the parts of a property that can be safely reached and observed on the day of the inspection. We do not move furniture or stored items, open finished walls, or dismantle equipment. An inspection is not a guarantee or warranty of the property, and it does not check compliance with building codes.

4. Insurance and Specialty Inspections

4-point and wind mitigation inspections record the conditions we observe on the forms insurers use. Your insurer decides coverage and any premium credits. Termite (WDO), sewer scope, roof evaluation and seawall or dock inspections that we coordinate are performed by licensed specialists and reported separately.

5. Booking and Payment

You can book online or by phone. Fees are quoted before your inspection and payment is due as set out in your inspection agreement. Payment methods: Cash, check, Venmo, PayPal and major credit cards.

6. Your Report

Your report is prepared for you, the client named in the inspection agreement. You may share it with your agent, attorney, lender or insurer, but it is not intended for anyone else to rely on.

7. Liability

To the extent permitted by law, our responsibility for any inspection is limited as described in your inspection agreement.

8. Links to Other Websites

We are not responsible for the content or practices of websites we link to.

9. Florida Law

These terms are governed by the laws of the State of Florida.

10. Licensing

Inspections are performed by Eric Angerstein, a Florida licensed home inspector (license HI10717, Florida Department of Business and Professional Regulation).
